Strategy
Wasserman's vibrant business model is based on applying operating disciplines that generate growth, while implementing core principles fundamental to our business strategy:
- Creating value through the development and re-development of commercial and residential real estate, through off market transactions in unique urban in-fill locations.
- Negotiating transactions which maximize return on invested capital with minimal risk, without focus on deal size.
- Maintaining a staff size that allows us to execute deals today that are too large for a smaller company, yet often too small for larger companies, with an organization committed to institutional-quality corporate governance rarely found in a small firm.
- Retaining high quality projects with consistently high occupancy rates.
- Generating superior returns to our investors, achieved by providing first-class buildings and the efficiency and accountability of owner management to our tenants.
- Supporting the communities where we work, live and develop.
- Maintaining our commitment to public art and design for each project and community.
Wasserman has sold non-strategic, stabilized assets and continues to "harvest" the value it has created through asset sales, tax-deferred exchanges and non-recourse mortgage financing to maximize investors' returns. We continue to focus on managing risk. To ensure this, we are focused on our institutional quality due diligence, pre-development and pre-leasing processes.
The Wasserman Family has cultivated and maintained close relationships with "strategic partners" - those with other developers, tenants and regional brokers. These relationships will allow us to continue to expand into new markets and take advantage of the opportunities presented only to us and not to the marketplace. Our commitment and professionalism, as well as our capabilities and focus on creating value for our business partners, are the primary reasons we remain optimistic about the outlook of our business.
